Obtain full, fair market rents
Tenant Screening
Interview all prospective tenants and obtain application to rent
Perform credit search, including unlawful detainers, and proir evictions, on each prospective tenant
Verify references from past landlords

Maintenance Services
Coordinate and supervise all tenant maintenance needs
Keep detailed records of all maintenance performed on the property
Obtain proposals or estimates from vendors when necessary
Perform regular inspections to insure integrity of the property
Fully Computerized Bookkeeping Services
Set up and maintain tenant payment records
Set up and maintain property income and disbursement records
Set up and maintain owner, management and maintenance files
Pay all property billings
Receive, review and process invoices from vendors
Maintain property trust account
Prepare and deposit rents
All monthly rents and statements mailed out on the 5th of each month (unless a holiday)
Follow up on returned rent checks
Prepare and provide monthly operating statements to the Owner
Prepare end of the year 1099 forms and an income/expense summary to assist you with taxes
